Cost Components of a Custom Home

When meeting with prospective Homeowners, we often discuss the categories of costs of a custom home project.


We have found it helpful to illustrate the many elements that are involved in building a new home and what may impact a project budget and scope, so that our Homeowners enter into the process with as much information as we can provide to make their journey as smooth as possible.  Some Homeowners have already acquired a property they would like to build on and some are in the process of seeking land to purchase.  The location of the building site can greatly impact the cost and timeframe to build.  

Please see the diagram below for examples of cost items that may impact a project and categories that those items are assigned.  We would be delighted to discuss the items in detail and provide you with information as to your project’s location and desired outcome.  We typically address these concepts during a Homeowner’s initial consultation and then again throughout the Design Phase in greater detail.  

If you are currently in the process of purchasing a property for the purpose of building, we highly recommend selecting your design/build firm to evaluate the property for any existing issues that may impact the opportunity and cost to build, prior to closing on a property. If you are in the process of purchasing a property to construct a new home, we can evaluate your homesite or assess a property that is currently on the market. We can also assist with understanding the necessary site improvement costs and review any subdivision restrictions required for a lot that you are considering.

The Custom Crafted Difference


The Design South Homes’ Design Studio conveniently showcases product and finish selections under one roof, which allows us to be your “one-stop shop” for your new home.  It’s where you can really see the Custom Crafted difference we offer. During the Design Phase of your project, we work with you to make product selections, so that you can see the quality of the products and envision your project’s outcome.  Your designer will be there to help you navigate the process of selecting finishes based on your personal style, define the personal vision of your new home and work within your desired budget.  Whether it’s cabinetry, counter-tops, wood flooring or any of the many products we have on display, we present you with innovative and superior materials.

Design Studio’s Historic Location


The Design South Homes Design Studio is located in historic downtown Mount Dora and provides a unique experience for our clients, and is also one of our completed projects. The building dates back to 1924, and was one of the first single-family homes built in town. The property was converted to a retail space in 2005 and placed on the City of Mount Dora’s historic list. The location was used as an antique store from 2005 until Design South Homes acquired the property in 2010. The building was then transformed into our Design Studio and officially opened in March 2011. Maintaining the historic feel of the property while updating and restoring the building was performed with a purposeful balance and attention to detail. We are delighted to be a part of the historic atmosphere of Mount Dora and preserving the buildings that are part of our architectural history.
